Gas Water Heater Repair

There are several run-of-the-mill problems you may encounter with your gas water heater. Here are a few of the most common:

  • Gas water heater isn’t producing hot water – The most frustrating problem of all! If your water heater stops doing its job, there may be a problem with the pilot light, the pilot control valve, or the gas thermocouple. The thermocouple works with the gas pilot to make sure the flame is hot enough to ignite natural gas to heat your water.
  • The water isn’t hot enough or doesn’t stay hot long enough – This may be caused by gas supply or control problems, or it could be that the tank’s dip tube (which sends cold water to the bottom of the tank) is malfunctioning. Another possibility is that an installation error may have caused the hot and cold water connections to cross.
  • Water is coming out of the tap “rusty” or otherwise discolored – If you have a glass-lined tank, this is an indication that corrosion has formed inside it. It may also mean that the anode rod—an aluminum or magnesium rod that slowly dissolves into the tank to prevent corrosion—is failing.
  • The water is giving off a foul odor – A “rotten egg” smell is most likely caused by bacteria forming in built-up sediment.
  • The water heater is making rumbling or banging noises – Again, excessive sediment buildup is probably the culprit. The bottom of the tank may be overheating, causing the water to boil, which can make loud noises.
  • The water heater is leaking – A water leak around the bottom of the heater can indicate a number of problems. The temperature-and-relief valve may be broken, or a leak from the tank itself or a nearby plumbing connection may be the issue.

Electric Water Heater Repair

Electric water heaters have problems similar to their gas counterparts, but the causes are sometimes different. Below is a list of the some of the most common electric water heater problems.

  • Electric water heater isn’t producing hot water – This is most likely caused by a broken thermostat or upper heating element.
  • The water never gets hot enough or doesn’t stay hot long enough – The electric water heater’s upper and lower elements may be malfunctioning.
  • The water is too hot – This most likely means that the heater’s thermostat is turned up too high. Make sure it is set between 110 and 140 degrees Fahrenheit.
  • Water is coming out of the tap “rusty” or otherwise discolored – Corrosion may have formed inside the tank. It may also mean that the anode rod—an aluminum or magnesium rod that slowly dissolves into the tank to prevent corrosion—is failing.
  • The water heater is making a high-pitching, “whining” noise – This usually means that a layer of scale has built up on electric heating elements.
  • The water heater is making rumbling or banging noises – Excessive sediment buildup is overheating the bottom of the tank, causing the water to boil.
  • The water is giving off a foul odor – A “rotten egg” smell is most likely caused by bacteria forming in built-up sediment.
  • The water heater is leaking –The temperature-and-relief valve may be broken, or a leak from the tank itself or a nearby plumbing connection may be the issue.

Tankless Water Heater Repair

Tankless, or “on-demand,” water heaters are prized for their efficiency and compact size. However, they do have their own unique issues. Here are some of the most common tankless water heater problems:

  • Mineral buildup – If you have hard water, it may cause calcium mineral buildup. A water softener or scale filter is usually recommended.
  • Combustion shutdown – It is crucial that venting not be restricted in a tankless water heater. Improper installation, or venting tubes that are too long, may result in poor ventilation and a computer-generated shutdown.
